High Mortgage Rates? Santa Fe Condos Deserve Another Look.

Santa Fe Condos in 2026: Why I'm Taking Another Look at This Overlooked Housing Opportunity

Could a condo be one of the smartest ways to buy a home in Santa Fe today given high mortgage interet rates?

What the latest Q3 2026 market data I've been looking more closely at Santa Fe's condominium and townhome market, and the latest numbers have given me a reason to suggest that buyers, investors and homeowners thinking about downsizing do the same.

For years, much of the conversation about Santa Fe real estate has focused on rising home prices, luxury properties and the challenge of finding something affordable. But sometimes opportunities appear where fewer people are looking.

And right now, I'm looking at condos.

What Do Santa Fe's Third-Quarter 2026 Condo Statistics Tell Us?

According to the Santa Fe Association of REALTORS®, the median sales price for condos and townhomes across Santa Fe City and County was $488,754 during the third quarter of 2026, compared with $761,500 for single-family homes.

That's a difference of more than $272,000.

But what really caught my attention wasn't just the price difference. It was the changing relationship between inventory and buyer demand.

During the third quarter:

  • Condo and townhome inventory increased 19.6% compared with a year earlier.

  • New listings increased 15.2%.

  • Pending sales declined 17.8%.

  • Closed sales declined 21.2%.

  • The median sales price declined 0.8% year over year.

Even more interesting, the year-to-date median condo and townhome sales price was $434,500, down 8.5% from the comparable period in 2025.

These numbers don't suggest that every condo is a bargain. They do suggest that buyers may have more choices and opportunities to negotiate than they did when demand was stronger.

Why Consider Buying a Condo in Santa Fe?

I see three different groups who might benefit from taking another look.

For first-time buyers, a condo can provide an entry into Santa Fe homeownership at a lower purchase price than many detached homes. Instead of continuing to rent while waiting for the perfect house, buying a condo may offer an opportunity to begin building equity.

For downsizers, the attraction is different. Selling a larger home and moving into a well-chosen condo can mean less maintenance, fewer responsibilities and more freedom to enjoy Santa Fe. For some, it can also free up equity for retirement or other priorities.

For investors, the changing market raises another question: Could a carefully selected Santa Fe condo become a worthwhile long-term rental investment? Purchase price, HOA expenses, rental restrictions and realistic rental income all matter. Not every condo community permits the same uses.

Are Santa Fe Condos More Affordable Than Houses?

Often, yes, when comparing purchase prices. But I encourage buyers to look beyond the asking price. Get the details. Make sure your buyer broker knows the new appraisal changes and lending rules for condominiums nationwide.

Condominium association fees, insurance, maintenance responsibilities, special assessments and financing requirements can change the true monthly cost of ownership.

The right comparison isn't simply condo versus house. It's which property makes the most financial and lifestyle sense for you.

Why I'm Watching the Santa Fe Condo Market This Fall

Higher mortgage rates have made buyers more selective. And when fewer buyers compete for more available properties, the conversation can begin to shift.

I see opportunities to explore pricing, property condition, seller concessions and financing possibilities that may not have been available in a faster market.

Santa Fe is a collection of very different neighborhoods and condominium communities. What makes sense in one location may not make sense in another.

That's why I believe this is a good time to reconsider a property type you may have overlooked.
