What Do Santa Fe Sellers Expect This Spring?

What Do Sellers Expect This Spring? A More Confident—Yet More Strategic—Market Is Taking Shape

There’s a quiet confidence building among sellers this spring—but it’s not the kind of confidence we saw in past peak markets.

It’s more thoughtful. More measured. And honestly, a little more strategic.

Recent data from Realtor.com shows that 83% of sellers expect to get their asking price—or more. That’s a strong signal. But what’s interesting is how sellers are approaching the market to get there.

They’re not just listing and hoping. They’re planning.

Sellers Are Leaning In—But With Intention

About 74% of potential sellers say now is a good time to list, driven by two core factors:

  • Home values are still holding

  • Inventory, while rising, isn’t overwhelming everywhere

But here’s the shift: sellers are paying closer attention to timing, pricing, and presentation.

They’re asking smarter questions:

  • Where is my market right now—not six months ago?

  • What are buyers actually responding to?

  • How do I position my home to stand out early?

That’s a different mindset—and it matters.

Why Sellers Are Moving Has Changed

This isn’t a “let’s just try something new” market anymore.

Today’s sellers are moving with purpose:

  • Profit is leading the way (41%) — more homeowners are recognizing they can still capture meaningful equity

  • Need more space (39%) — life continues to evolve, and homes need to keep up

  • Neighborhood shifts (40%) — though slightly down, still a major driver

  • Family and life transitions (18–22%) — real life is shaping real estate decisions

Interestingly, downsizing has pulled back, and fewer people are moving just for a change of scenery.

This tells us something important:
👉 The 2026 seller is more intentional, less impulsive.

Most Moves Are Staying Close to Home

Roughly 80% of sellers plan to stay within their state, and over half are moving within the same county.

That reinforces something I see every day here in Santa Fe:

Real estate right now is deeply local.
It’s about micro-markets, not national headlines.

This Is a Split Market—And Strategy Matters More Than Ever

Across the country, only about 26% of markets are true seller’s markets right now.

The rest?
They’re shifting—some toward balance, others giving buyers more leverage.

  • Parts of the South and West are seeing more inventory and softer conditions

  • The Northeast and Midwest are still tighter, favoring sellers

And this is where it gets interesting…

There is no “national strategy” anymore.

Success today comes down to:

  • Pricing precisely for your local market

  • Preparing your home to meet buyer expectations

  • Timing your launch to capture early demand

The sellers who are winning right now are doing three things well:
✔️ Pricing ahead of the market—not behind it
✔️ Presenting a move-in ready home
✔️ Listing before competition builds into summer

What This Means for Santa Fe Sellers

Santa Fe has always moved to its own rhythm.

And right now, it’s no different.

We’re seeing a mix of opportunity and sensitivity:

  • Buyers are still active—but more selective

  • Inventory is creating choice—but not saturation everywhere

  • Pricing strategy is becoming the difference between momentum and stagnation

This is a market that rewards clarity and preparation.

Not guesswork.

A Thought to Take With You

If you’re thinking about selling this year, the question isn’t just:

“What can I get?”

It’s:

“How do I position my home to succeed in this moment?”

Because that answer is changing—and it’s where the opportunity is.
